Skye at Holland is a new development located right at the heart of Holland Village by UOL. The Holland Drive land parcel, a prime 99-year leasehold site now known as Skye at Holland, attracted three bids during its tender on May 14. The top bid of $805.4 million came from a consortium led by UOL Group and CapitaLand Development. If successful, the consortium plans to develop two 40-storey condominium towers offering 680 units on this District 10 site, located next to the One Holland Village mixed-use development.

The consortium, named Holly Development, includes CapitaLand Development and UOL (each holding 35%), Singapore Land (20%), and Kheng Leong (10%). The bid equates to a land rate of $1,285 per square foot per plot ratio (psf ppr). Two other bids followed: Intrepid Investments and Hong Realty (entities of Hong Leong Group Singapore) offered $765.3 million ($1,221 psf ppr), while Japura Development, linked to Hong Kong billionaire Li Ka Shing’s CK Asset Holdings, bid $632 million.

The Skye at Holland site, with over 626,000 square feet of maximum gross floor area, benefits from its proximity to Holland Village MRT station and surrounding amenities. While analysts initially expected bids to reach $1 billion, the submissions fell below these projections.

The top bid for the Skyes at Holland site is 31.9% lower than the $1.21 billion bid for a neighboring site in 2018, which had a land rate of $1,888 psf ppr. That site was developed into One Holland Village Residences, launched in November 2019, with its 296 units sold by August 2023 at an average of $2,807 psf.

The bid highlighted developers’ likely caution regarding the 680-unit scale of the Skyes at Holland Condo project, especially in light of muted sentiment and property curbs like the 60% Additional Buyer’s Stamp Duty for foreign buyers. At $1,285 psf ppr, the land rate would be the lowest for a prime-district Government Land Sales (GLS) site since 2019. Developers may be holding back for the second-half 2024 GLS programme, which could feature more prime-district sites. Despite the lower-than-expected land rate, CBRE’s Ms. Song believes the project could achieve an average selling price starting at $2,800 psf.

With strong demand for homes in the area, Huttons project director Ngiam Juyong pointed out that new supply is limited, as projects such as 15 Holland Hill, Hyll on Holland, Leedon Green, Mooi Residences, and Van Holland have sold out. The Skye at Holland site represents the last opportunity for private residential development in the Holland Village enclave.
